Architectural Design Permitting and Construction
This is a 3000 square foot Contemporary Venice Vernacular home on a 30 by 85 foot lot. This seemingly 3 story house is actually 2 by code. The house is divided into 4 parts with the living room in the front, followed by the dining room, the kitchen and finally the semi-subterranean garage on the alley side. The living room, dining and kitchen are in a double volume, 17 foot high ceiling space, with the mezzanine/family room situated above the dining room allowing one to look down to the living room from one side and the kitchen from the other. On the same level as the mezzanine above the garage is a 2 bedroom and a bath with their own balcony over the alley. The 3rd level has the master bedroom and studio suites. Every room has its own access to either a balcony or exterior space. The vertical circulation or stairs wrap around the mechanical space on the subterranean level, the 1/2 bath on the ground/main level, the wet bar on the mezzanine level and the skylight shaft on the third level.
